THE RUE DU VALLON GETS BACK ON TRACK

 

A stone’s throw from the lively Chaussée de Louvain is the Vallon-Marie-Thérèse housing project, which contrasts strongly with the context of the Saint-Josse municipality. Neither completely estranged from, nor completely integrated with its situation, this housing has its own typology. Indeed, by cutting through a very narrow block, the building disrupts the building line and heights. A situation which is not however devoid of qualities.

The social housing agency of Saint-Josse is looking for a multi-disciplinary team to renovate all the housing located between the Rue du Vallon and the Rue Marie-Thérèse. The building was constructed in 1983 and has never been the subject of an extensive renovation. The project aims to renovate and insulate the shell of the building’s 144 homes, including the replacement of the ventilation system. The issues are the integration of the project into its environment, the readability of the buildings and the thermal and acoustic comfort of the dwellings, with a view to exemplary energy performance.

BUDGET: estimated at €4,300,000 excluding VAT.
FEES:  the fee rate is not an overall rate for the entire multi-disciplinary team. Fees for the architects are estimated at approximately 6% of the estimated budget. Fees for the engineers vary depending on the proposed project and are calculated based on the tables contained in the procurement documents.
GRANT: €3,000 awarded to each of the five teams that are invited to bid and have submitted a regular tender.

The bouwmeester maître architecte accompanies the procurement procedure and will take part in the selection committee and the advisory committee.
