Gezien de complexiteit van de problematiek, vereist het onderwerp een bredere benadering. De situatie in het Brussels Hoofdstedelijk Gewest is alarmerend: in 2022 waren er 40.500 sociale woningen, terwijl meer dan 50.000 kandidaat-huurders wachten op een woning. De gemiddelde wachttijd voor een sociale woning bedraagt bijna 12 jaar.<\/p>\n<p>Talrijke bestaande sociale woongebouwen zijn op een keerpunt aanbeland: de levenscyclus van verschillende materialen loopt ten einde, de integratie van woningen in het stedelijk weefsel moet worden herzien, de bewoonbaarheid en de functionaliteit van de gebouwen schiet tekort, en ook de betrokkenheid van bewoners verdient een andere reflectie. In de afgelopen jaren, hebben we met BMA ruim 30 wedstrijden georganiseerd rond deze vraagstukken.<\/p>\n<p>Zo was er in 2020 een oproep waarbij we verschillende haalbaarheidsonderzoeken aankondigden, waaronder die voor de grote ensembles van De Roovere en Gandhi, die een omvattende visie nodig hebben. In 2021 werden, in samenwerking met Logement Molenbeekois, vijf verschillende sites in \u00e9\u00e9n oproep gegroepeerd voor de uitvoering van een ingrijpende renovatie.<\/p>\n<p>In 2022 organiseerde BMA, in samenwerking met CIVA en KU Leuven, een reeks van 3 debatavonden onder de titels <em>Changing Building<\/em>, <em>Changing Context<\/em>, en <em>Changing Tempo<\/em>. Opdrachtgevers, ontwerpers en andere actoren uit het veld gingen in gesprek over de specifieke uitdagingen die gepaard gaan met de renovatie van sociale huisvesting uit de 20<sup>e<\/sup> eeuw. Deze avonden vonden opzettelijk plaats op re\u00eble locaties, zoals de cr\u00e8che bovenaan in de toren in de Hoogstraat en het sociaal restaurant in Peterbos, waar het onderwerp tastbaar was. Het succes van deze debatavonden, gaf een behoefte aan om verder te bouwen op de kennis die al verzameld was.<\/p>\n<p>De gesprekken, samen met de resultaten van de wedstrijden en het werk van de studenten van de KU Leuven, werden gebundeld in een publicatie <em>Real Life Brussels<\/em>. Deze gids is niet bedoeld als academisch werk, maar eerder als een startpunt dat uitnodigt tot reflectie.
