In 2020, Le Logement Molenbeekois and the SLRB launched a feasibility study for the renovation of the Gandhi site, which is part of the post-war heritage in social housing. Several scenarios were examined to ensure the long-term future of these five significantly aging residential towers and breathe new life into them. Today, the plans are taking shape with this project for the renovation of the first two towers. Le Logement Molenbeekois is looking for a multidisciplinary team with the necessary technical expertise to successfully carry out this mission.
The project aims for a profound transformation of towers 2 and 4, bringing them up to current standards. Particular attention will be given to optimizing their energy performance and promoting the use of circular materials. In addition to the radical improvement in the quality of life and functionality of the dwellings, the proposed housing typologies must better correspond to the family composition of the target public of Le Logement Molenbeekois.
Furthermore, the site, which is currently highly fragmented, will have to be completely reimagined to fit better with its surroundings. To achieve this, the buildings bases will be activated with neighborhood and community facilities. We also aim to make the site more welcoming, green, and inclusive, providing better visibility. The questions of how to redevelop the underground parking is also a crucial part of the study.
Given that the other buildings on the site will remain occupied during the renovation of the first two towers, the planning of the work in phases, the temporary development of the site during the works, and the involvement of residents need to be well thought. Budget management is also a significant challenge for the project owner, which is why the contract has been divided into firm and conditional phases.
