FUTURE-PROOF LIVING

More and more office buildings are becoming vacant and require repurposing. This is also the case for the headquarters of Crelan, located in Anderlecht, which will be vacated in early 2028. GML ESTATE aims to breathe new life into this building by transforming it into a high-quality residential project that is accessible and affordable for all.

Located in close proximity to Westland Shopping, the site presents significant potential for redevelopment. Rather than opting for a conventional real estate project that sells all of the dwelling units individually, the developer has chosen an integrated approach, designing the project as one single long-term investment. It will be based on a sustainable management model and shared spaces, with the ambition of offering an alternative to the traditional housing market.

The project is guided by strong principles of sustainability and circularity. Preserving the existing structure will prevent unnecessary demolition and minimize its ecological footprint, as by using reclaimed materials and applying circular construction principles.
Architecture will play a key role in the success of this transformation. The goal is to create a recognizable and well-integrated residential complex while offering a variety of housing types suitable for a diverse population, including young families, seniors, and people with reduced mobility. Improved insulation and the reduction of thermal bridges will enhance the building’s energy performance, while repurposing the underground levels will ensure optimal space management.

The success of the project will rely on careful planning, a phased approach, and a smooth permitting process. GML ESTATE is now seeking designers capable of bringing this vision to life and transforming this former office building into a sustainable, innovative, and inclusive place to live.
