LIVING IN USQUARE

regulated affordable housing

The project aims to develop a plot located on the Usquare site, formerly occupied by the Ixelles barracks. The site in question is an undeveloped plot where existing buildings (with low heritage value) have been demolished and the soil remediated. Integrated into the Usquare “Plan d’Aménagement Directeur” (PAD), the project must comply with the applicable urban planning regulations. This initiative, led by Citydev.brussels, is part of the “family housing” programme outlined in the PAD. It should integrate harmoniously with the first developments and existing buildings on the rapidly evolving Usquare site.

The project provides for the construction of a minimum of 25 regulated affordable housing units for acquisition (approx. 3,842 m² gross above ground), as well as the layout of outdoor spaces and surroundings. The housing units will subsequently be sold under a leasehold regime.

Citydev.brussels is looking for a complete team for the design, execution, financing, and marketing of this Design & Build project. Candidate teams for this contract must be composed of two entities: a developer and a multidisciplinary team with expertise in architecture, structural engineering, building services, acoustics, soil management and remediation, as well as a general contractor.

Special attention will be paid to the project’s urban integration, architectural quality, coherence with existing developments on the Usquare site, as well as the environmental and climate ambitions of this new housing project.
