STREET PAVING AND LARGE APPARTMENTS

The municipal property on Avenue Jean Dubrucq 172-178 currently accommodates certain municipal services (storage facility for the paving department and electricity workshop). Apart from these sparsely occupied spaces, most of the dilapidated building lies empty.
As part of an contrat de rénovation urbaine, this project provides an opportunity to revamp this building, whose façade has a certain architectural appeal, and to implement a mixed programme that meets the needs of the neighbourhood.
The municipality of Molenbeek-Saint-Jean wishes to pool the “paving” services in one venue, alongside the premises of the ‘Mission locale’ non-profit association, which is active in this sector. This would also facilitate stronger interaction between these stakeholders and the development of a socio-professional integration service offering paving-related training. There are also plans to build a vertical extension that would generate 3 to 4 large family housing units, of which there is a distinct shortage in the municipality.

The municipality of Molenbeek-Saint-Jean is looking for a multidisciplinary team (architecture, structural and special techniques engineering and energy performance consultancy) to be entrusted with the overall design of this major transformation and new extension project.
The building will have to be transformed and extended with due consideration for the concepts of sustainability and circularity, the prime focus being to enhance the existing building.
Particular attention must also be paid to ensuring the smooth co-existence of the various functions and the privacy of the individual dwellings.
