The property is adjacent to the recent Stephenson sustainable neighborhood contract and was part of the Masui neighborhood contract.
This location between neighborhood and city offers every possible potential as a location in which a quality hyper mixed-use project can be achieved. For example, several building owners are joining forces to develop both social housing and owner-occupied housing. The scheme will also be anchored by a number of commercial functions and a new economic activity (workshop spaces) in one of the former utility buildings.
Citydev is looking for complete teams for the design, realisation and sale of approximately 5,700 m² of subsidised owner-occupied dwellings and for the design and realisation of 5,300 m² of social housing with 350 m² of space for facilities, 2,000 m² of commercial functions (including a new Aldi) as well as 2,900 m² of economic functions. The entire project encompasses approximately 16,000 m².
The teams applying for this promotional contract must consist of a contractor and a multidisciplinary design team. The team must have competences in architecture (min. 2 / max. 3 offices), stability, special techniques, energy performance and indoor climate (EPB) consultancy, acoustics, sustainable water management, expertise in the remediation of contaminated ground, health and safety coordination, certification office, assistance with regard to circular economy, BIM management and landscape architecture.
The challenge in this assignment lies in creating a mixed project that aligns with the immediate context of the neighbouring district on the one hand and that of the railway landscape on the other. A good portion of creativity will certainly be important in developing the diverse dwellings and workspaces.
