The building complex at Hoogvorststraat 8-14 is a former oil stove factory, which has been occupied by the Magic Land Theatre since 1994. As the building is in a very poor state of repair, the plan is to move the theatre and to carry out a major renovation of this former industrial building with its high-quality architectural heritage.
The municipality of Schaerbeek wishes to transform this building so it can accommodate a nursery for 42 children, a cultural and/or commercial space in the basement as well as offices and meeting rooms for the non-profit organization ‘Crèches de Schaerbeek’. The plot at no. 2 in the street will be used as a green outdoor space.
This project is being developed as part of the “Brabant / Nord / Saint-Lazare” Urban Renewal Contract (CRU2).

The municipality of Schaerbeek, represented by RenovaS, is looking for a multidisciplinary team (architecture, stability and special techniques engineering, building energy performance consultancy and health and safety coordination) to be entrusted with the overall project design component of this major renovation and transformation.
The project owner wants to implement innovative solutions. The renovation of the building will have to integrate notions of sustainability, with a focus on the choice of materials to be used.
Particular attention will also be paid to landscaping the outdoor area and to the safeguard and enhancement of the existing century-old tree.
